Founded by Jay Kelly and Harry Jackson, ELLSON combines over a decade of experience in the construction industry with a shared passion for building homes that reflect the people who live in them.

The name ELLSON comes from our own family names, a reminder that everything we do is personal.

Whether you already have plans or aren’t sure where to start. We can build from your designs or introduce you to trusted architects and designers aligned with your desired outcome.
01. Preliminary Costing Advice
Using the current documentation available, we prepare a high-level opinion of probable cost.
No trades or suppliers are involved at this stage, it’s backed by a growing database of completed projects and current market data.
The goal here is to answer the one burning question everyone has: “how much will this cost?”
02. Initial Meeting
Once the opinion of probable cost advice aligns, we then arrange to meet you onsite. This is not a technical meeting. It’s simply a chance to get to know each other, answer any questions and walk through the site together. For renovations this gives us a feel for the existing structure, site conditions and any buildability considerations.
03. Preliminary Agreement
By this stage, everyone is aligned with the project costs and expectations, plus we have all had the chance to get a genuine feel for working together. This stage is not just about the numbers; it is about making sure there is the right fit both ways so you feel confident in us as your builder and we are confident we are the right team to deliver your project.
We then move into a formal Preliminary Agreement, which includes a fee covering the preparation of your comprehensive Contract Works Proposal. Our Contract Works Proposal takes 8 weeks. This step confirms a shared commitment to move forward together towards a signed building contract.
04. Contract Signing
Once the Contract Works Proposal has been reviewed and agreed upon, we formalise the project with a Master Builders Contract. This document sets out the full scope of work, inclusions, allowances and timelines in a clear and legally binding format.
At this stage all details are confirmed, including final selections and the construction program. We take the time to walk you through the contract so that every aspect is understood before signing. Our goal is to ensure complete clarity and confidence as we move toward construction.
The Master Builders Contract is the final step before site works commence. It provides certainty for both builder and client, bringing together the preparation from earlier stages into a single agreement that allows us to begin your project with everything in place.
05. Pre-construction
After signing the contract, we issue a 5% deposit invoice. Once this is paid, we arrange QBCC Home Warranty Insurance and the QLeave levy, then provide the receipts to your certifier or architect so approvals can be finalised.
With approvals in place, we begin procurement. Materials are ordered, long-lead items are secured, and trades are scheduled so that everything is ready to flow smoothly once work begins on site.
This stage ensures that all requirements are met, paperwork is complete and procurement is underway. By the time construction starts, every detail has been addressed and your project is ready to move forward without delay.
